We have loved living here, and you can too

This is our home, on Johns Lee Close, in Lougborough. We've lived here for 18 years and love the house and the location. It's time for us to downsize, so this is your chance to make a home in this lovely, modern, 4 bedroom, detached house in a quiet community, only a short walk from the town centre. Front

The house sits at the top of Johns Lee Close. This makes for a peaceful life, with no passing traffic or pedestrians. There is a double garage, parking for two cars in front of the garages and room for a further (small) car to right of the front door.  We converted one of the garages (on the right) into an office (see later).

The front is laid with sandstone paving and brown, flint gravel inset with some decorative grasses and an impressive palm tree. The soffits and fascias are all maintenance free uPVC - the original wooden ones having been replaced in 2015.

Entrance Hall

Entering the house through a uPVC glazed front door, protected by a storm porch, you are greeted by a spacious entrance hall. The hallway has oak floors, which are very hard wearing and give a natural, warm feel. Immediately to the right is the downstairs WC, with a hand basin. This is also where the keypad for arming/disarming the alarm is located. We use it as a bit of a cloakroom too.

Off to the left, though glazed, double folding doors, is the kitchen/dining room, and along the hallway is the entrance to the lounge and the staircase. We opened out the space under the stairs to create extra storage room.

Kitchen-Dining Room

This room was completely remodelled by us and is the heart of our home. The original, separate, dining room and kitchen where combined to create a family-friendly kitchen-diner, that is also fantastic for entertaining.

We fitted a (hard wearing) limestone floor, with under-floor heating, and contemporary kitchen units with a granite worktop. Unlike some granite, this is really easy to keep clean and is completely heat proof. The stainless steel & glass extractor hood uses an externally mounted fan, which makes it very quiet as well a extremely effective.

​

The built in dishwasher, pyrolytic oven and microwave/oven are all are high-end NEFF appliances

 

It's perhaps also worth noting the concealed wiring for wall-mounted speakers and the presence of plumbing to supply the fridge/freezer with water for the water/ice dispenser.​

Utility from Kitchen

Utility

The limestone floor and underfloor heating continue from the kitchen into the utility, which also has fitted kitchen units with a granite worktop. This is where the washing machine lives, and the condensing gas boiler, fitted by British Gas in 2016.

Living Room

Heading back through the kitchen and across the entrance hall we come to the generous through-lounge, which looks out onto both the rear & front gardens. Like the entrance hall, this is fitted with oak flooring.

​

We have converted the fireplace into a glass-fronted media cupboard, with concealed wiring for a wall mounted TV and 5.1 surround sound speakers. The chimney/flue is still intact, so it would be easy enough revert this back to a fireplace if you wished.

​​

Double uPVC patio doors open onto the rear garden, more on that below. To the right of these are switches for garden lighting, if you wanted to install some.

Landing

Back out into the hallway and up the stairs we come to the landing. Not a lot you can say about a landing really! There's a large tilt/pivot uPVC window which gives plenty of light and a hatch to the loft (with a slide-out ladder). Off the landing are doors to the 4 bedrooms, the family bathroom and the airing cupboard.

The whole of the upstairs is floored with high quality wool carpets.

Master Bedroom

The master bedroom has two, double wardrobes, built-in. One of these contains the master control panel for programming and arming/disarming the alarm; this allows you to set the alarm at night, though we never do.

A double window looks out onto the rear garden, and the trees & field beyond.

Ensuite

Off the master bedroom is an en-suite shower room. This is fully tiled with glass mosaic highlights. It has a back-to-wall WC with a concealed cistern and a modern basin with a storage cupboard. The mirrored bathroom cabinet has a shaver outlet and lights.

The power shower sits over a low-profile shower-tray with bi-folding glass doors and flush fit thermostatic controls. There are two shower heads: a hand-held one and a rain-head attached to the ceiling.

​

There is a tall towel rail/radiator and the floor is real-linoleoum, so is warm and cushioned.

2nd Bedroom

The second double bedroom features a built-in double wardrobe and, as you can see, is currently used as a consulting room.​

​

As with the master bedroom, it has a double window looking out onto the rear garden, and the trees & fields beyond.

3rd & 4th Bedrooms

The last two bedrooms are at the front of the house. These were our children's rooms, though we've repurposed one as a home-gym at the moment!​

Bathroom

The last room accessed from the landing is the styish family bathroom. This is fully tiled, with mosaic highlights. It features a glass basis on a wooden stand, a P-shaped bath with an electric shower (8.5kw) & glass shower screen.

 

There is a towel rail/radiator and wiring for a shaver outlet (where the mirror currently is)

Garden

The south-west facing garden was completely re-landscaped by us. There are two sandstone patios, one immediately outside the lounge which gets the afternoon and evening sun, and one in the corner which has a fireplace so you can sit out on cool evenings, cosy in front of the fire. We've even used it at Christmas!

 

The wall is rendered in white "monocouche" which means it never needs painting; and is topped with Welsh slate.

​

With no properties to the left or rear, the garden is hardly overlooked and with the surrounding trees it really does feel like you're in a secluded country setting, rather than in town.

​

Down the side of the house is another flower bed and more sandstone paving where we keep the bins and have a 5'x6' shed.

Office

The right hand garage has been converted into an office space, accessed via the garage's uPVC glazed side-door. It is connected to the house's CAT5 computer network, and to the alarm system.

​​

Constructed from timber stud-walling it would not take much effort to return it to being a garage if desired.

The property is on the "Forest Side" of Loughborough (as it's known), within walking distance of the town centre and the Uni. There's a Tesco Extra just over a mile away, and both Junction 23 of the M1 and the mainline railway station are both 10 minutes away. 

​

Fibre broadband has recently arrived on the road with a number of suppliers offering fibre-to-premises to the property, with speeds up to 2.5Gb!
